Effective February 29, 2012, North Carolina terminated the reciprocity system it has had with other states. Starting March 1, 2012, an out of state licensee can obtain a North Carolina license by demonstrating that he/she has a license in good standing from their state and by passing the state portion of the North Carolina real estate exam.

Also effective March 1, the North Carolina licensing exam will be broken into two parts - the national portion, which tests on non state specific topics common in real estate, and a state portion, which covers license law, state statutes and typical practices. North Carolina rules will allow non-resident licensees to continue to renew their non-resident North Carolina licenses without additional requirements.

South Carolina will now also have a similar licensing requirement for North Carolina resident licensees who wish to obtain South Carolina non-resident licenses.

The NC-CCIM Board of Directors recently voted to provide scholarship funding for UNC Charlotte’s Belk College of Business’ incoming Masters of Science in Real Estate class in an amount of $15,000, contributed at $3,000 a year over a five year period. This one-year program will start in fall 2012 with plans for 12-15 students in the inaugural class. NC-CCIM is also providing MSRE students with access to “Site to Do Business.”

NC-CCIM’s commitment to higher education in the commercial real estate field was acknowledged by Dustin C. Read, Director of the Center for Real Estate at UNC Charlotte’s Belk College of Business, “The North Carolina Chapter of CCIM has once again demonstrated its commitment to higher education by providing both scholarships and professional development opportunities to UNC Charlotte students pursuing graduate degrees in real estate. This type of support from the private sector is essential to the development of our Master of Science in Real Estate (MSRE) program

and we look forward to collaborating with CCIM in the future.”

UNC Charlotte has agreed to provide classroom space for all four core CCIM classes in 2012 at no cost to NC-CCIM.

chapter-sponsored financial calculator course in Raleigh when he was approached by a student named Frank Bridger, CCIM. Bridger was looking for multifamily properties, and Taylor told him about the 177-unit Autumn View Apartments in Fayetteville, NC, which his client hadn’t put on the market yet. The CCIM connection helped to expedite the more than $11.8 million sale.

JOB OPPORTunITIes

You know you have a great message but you can’t seem to nail the presentation and win the business. Personality traits, attitudes of speakers and the tools that you use can either attract or repel audiences. Here are a few key issues to consider before your next presentation:

establish Integrity Through A Third PartyIdeally, you want everyone in the audience to know firsthand what an honest, likeable person you are. But your next best option is to establish your integrity through a person the audience does know and trusts. Convey that connection early by having a person qualify you with a personal introduction. Prior to your speaking engagement, ask your “qualifier” to use key words or phrases about you, such as “my friend,” “long time associate,” “known as the go-to man,” “my trusted advisor,” “valuable contributor to my (or other local) business” when introducing you.

The Barrier Between You And The AudienceThat podium is a wall between you and the audience. Get out from behind it! Use a handheld microphone to walk around or stand in front of the podium. Don’t have your presentation memorized and you need your computer to make sure you are hitting on all the information you want to cover? Try using your IPad to hold your notes, or even good old fashioned paper or note cards. No one cares if you need a cheat sheet.

Painful PowerPoints We’ve all sat through these! The presenter basically just reads exactly what is on the screen. There’s too much content on each slide or there are just too many darn slides. PowerPoint presentations can often be a major distraction from your message. You don’t want to loose your audience, all eyes should be on you, not the Powerpoint. If the audience is reading (more likely scanning) the text on your Powerpoint they are not looking at and listening to you. Keep your Powerpoints short and sweet. Graphs and charts are your key tools to a successful presentation. This allows the audience to visualize the content you are providing them. Use images and photos too - create a sense of emotion behind the message you are trying to relay to your audience.

Give ‘em something usefulOf course you need to know your stuff, but the audience doesn’t want a sales pitch. Give them something of value to walk away with. Invite them to call you “anytime for more information.” Let them know you are there to help, not just to sell to them. If they come to respect you as a resource, you are guaranteed to get referrals and or business from these people down the road. Word of mouth is still the most successful marketing tool for everyone! Give the audience something to talk or think about that they may go on to share with others. Do something crazy! No one forgets originality! Wear a zoot suit to your presentation, tell a joke, do a dance, create a slogan or jingle that you can continuously insert into your presentation. Those are things people don’t forget.

Audience InteractionAudiences want to be engaged, not bored. Ask questions, ask what challenges they are currently facing, take a poll, or ask pertinent trivia questions. Group games work great too. Break the audience up into groups and give them a problem to solve. This enables your audience to interact with others at their table and around them, encouraging them to work together as well as be involved in what you are presenting.

Provide Your Printed Collateral After You speakAgain, all eyes should be on you. Don’t provide printed collateral on the tables prior to your presentation. This is a distraction. Ask the meeting coordinator to distribute your materials after you are done. Let the audience know that someone will be coming around to provide them with additional information at the end of your presentation that they can take with them. Again, this is not an opportunity for you to pitch your product or service to your audience. Many people like to have a copy of your presentation, or just general info on how you can help them in achieving their business goals. Also include a link to your web site or blog for further helpful information. Provide recommended resources, such as books or web sites that the attendees will find useful. This piece of paper has now become a valuable take away. Chances are, attendees are going to hold onto this paper and hold onto YOU for future reference.

The “Free CE” days (we will do it again on October 4, 2012) are very popular and a great benefit to our members; however, they are just two of the numerous programs and networking events we provide throughout the year.
