My Policies and Procedures• Upon entering into a contract to perform the duties of marketing and selling your home, you may cancel the contract if we fail to perform at a level that is acceptable to you.

My Plan of ActionOnce you have signed your listing agreement with me, our action plan begins immediately.

• We schedule a full photo shoot of your home at a time that both you and our photographers are available so as to use the light and time of day to our advantage.

• Review all details and notate every part of the home that is to be highlighted in our advertisements. We will also discuss with you our recommendations to make the home as appealing as possible to all buyers.

• Complete our sellers addendums and address any issues with the home and how best to correct them.

• Once we have photos done and all the paperwork finalized, we email blast your home around the world to our private database of over 1 million qualified buyers, agents and investors.

4. Develop a list of features of your home for the Brokers to use with their potential buyers.

5. Hire a professional photographer, using high definition photography, using only the highest quality photographs, resulting in more buyers and more showing for your home.

6. Email a feature sheet to the top 50 agents in the marketplace for their potential buyers.

7. Suggest and advise as to any changes you may want to make in your property to make it more saleable.

8. Constantly update you as to any changes in the marketplace.

9. Prospect 3 hours per day, personally contacting other agents, past clients, and associates to locate qualified potential buyers.

10. Contact over the next seven days…our buyer leads, sphere of influence and past clients for their referrals and prospective buyers.

11. Add additional exposure through a professional sign (if applicable) and lock-box.

12. Whenever possible, pre-qualify the prospective buyers.

13. Keep you aware of the various methods of financing that a buyer might want to use.

14. When possible have the cooperating Brokers in the area tour your home.

15. Follow-up on the salespeople who have shown your home…for their feedback and response.

16. Assist you in arranging interim financing…if necessary.

17. Represent you on all offer presentations…to assure you in negotiating the best possible price and terms.

18. Handle all the follow-up upon a contract being accepted…all mortgage, title and other closing procedures.

Pricing Strategies

1. An agent has no control over the market - only the marketing plan.

2. Never select an agent based upon price.

3. Pricing in rising and falling markets:

a. Overpricing in a rising market may be OK

b. Overpricing in a falling market is disastrous. Market trend is as important as pricing. Make sure your agent understanding market trends.

4. Four kinds of numbers are used to represent your property:

a. Cost - What was paid plus capital improvements

b. Price - What the seller wants

c. Value - What the buyer is willing to pay

d. Market Value - What a willing buyer and seller will agree upon

5. Regression and progression:

a. Regression - the phenomenon of an expensive house being decreased in value because of the less desirable home around it.

b. Progression - the phenomenon of a home selling for more than it’s worth because of having more expensive property or a more desirable area around it.

6. Substitution:

The value of an amenity is based upon what it will produce - not what it will cost.

a. Over-improvement – a seller cannot select, add to their lifestyle, enjoy it and expect the buyer to pay the original cost.
