On the edge of the historic centre of The Hague, a unique monumental town house is available for sale. The large, free-standing villa at

Plein 1813 no. 4/5 was built around 1860 and has no less than 1,648 m2 in floor space on a plot measuring over 5,438 m2. The building

consists of two parts: a main building – number 4 – and an annex – number 5 – in the garden. The large back garden offers a great deal

of privacy and ample parking space. All of this makes the building highly suitable as a stylish office building or care institution, stately

town house or luxury apartment complex, in combination with care services or otherwise. Such a monumental building at such a gorgeous

location and with so many possibilities does not come up for sale every day. Which is why it can justifiably be called a great opportunity.

A great opportunity, this extraordinary villa1

262 m2 (BVO).

Plein 1813 is an historic location. The independence of the Netherlands and the foundation of the Dutch

kingdom were celebrated here. The Alexanderstraat and Sophialaan intersect at this location. The square is

lined by 36 large horse-chestnut trees and four large villas are located around the square, including no. 4/5.

The villas once served as a minister’s home, an embassy and as the private office of the prime minister.

The villa is located in one of the stately neighbourhoods that adorn The Hague, Willemspark. This city district

was purchased in the late 18th century by King Willem II, who had a landscape garden and riding stables built

in the district. Later, Willemspark was sold to the municipality of The Hague to build a villa district.

A location with a rich history3

Page 11: Brochure plein1813 eng

The villa is located in Willemspark, quietly situated on the edge of The Hague’s

historic centre. The location is therefore very convenient, within walking distance

from the city centre. The villa is also easily accessible by car from the various roads

leading out of town, such as the Utrechtsebaan. Public transport is also nearby:

several The Hague city tram lines run past Plein 1813.

A peaceful haven in the middle of the city4

Page 12: Brochure plein1813 eng

As a political centre, the city of The Hague is fully modern, but also has a

rich past. That can be seen in the historical city centre with its monumental

buildings, the Binnenhof with the Ridderzaal, City Hall, the Peace Palace and

Noordeinde Palace. The Mauritskade and Scheveningse Veer in Willemspark

once formed the external border of the city and formed part of The Hague

canal belt. The Hague is also the city of old courtyards, many of which are

now listed as historical monuments. The Gemeentemuseum, the Lange

Voorhout and the Statenkwartier are true The Hague tourist attractions.

The city is home not only to the Royal Family, the Dutch government and

Parliament, but The Hague also has an international profile. Most embassies

are located in The Hague, as is the International Criminal Court.

The Hague: the vibrant ‘Hofstad’5

Page 13: Brochure plein1813 eng

The Hague offers a very wide range of shops, such as the fashionable Hofkwartier, the long Frederik Hendriklaan, the charming Denneweg

and the luxurious Noordeinde shopping street. The city also has a large variety of eating and drinking establishments, from Michelin-starred

restaurants and hip coffee shops to cosy terraces. Art enthusiasts can enjoy one of the many galleries, art dealers, antique shops and

museums such as the Gemeentemuseum and the Panorama Mesdag.

The Hague also has plenty of greenery. There are many lush streets, parks and estates, such as Sint Hubertuspark, the Paleistuin and Park

Sorghvliet. Located at the edge of The Hague is a large dune area, which is a lovely location for walking and the sea is also just a stone’s

throw away.

Limitless possibilities 7Plein 1813 number 4/5 is uniquely situated at a prime location: in the centre of The Hague, close to em-

bassies, government institutions, shops, restaurants, schools and night life. The building is easily accessible,

both by public transport and by car.

The zoning plan for Plein 1813 number 4/5 is mixed and therefore offers numerous opportunities. Despite

its location on the edge of the centre of The Hague, the building offers a great deal of privacy, partly due

to it being surrounded by a large green area. Combined with the ample parking space already available on

the property, this makes the building highly suitable for housing an embassy or a stylish office. It also lends

itself exceptionally well as a home: in its entirety as a stately private home, or split into several luxury

apartments, if desired in combination with care, is certainly among the possibilities. Another possibility is to

use the property to house a stylish hotel, optionally with a restaurant and/or bar.

The annex in the garden is suitable for various purposes. For example, it can be used as storage space or

as an office, but also as living space or a guesthouse.

In short: within the current zoning plan the villa can be transformed into practically anything. And that

offers limitless possibilities!
