The building and its services will be designed to be energy

efficient in accordance with the latest Building Regulations

which stipulate strict limits on carbon dioxide emissions.

A rate of 1:6m2 has been used for fire escape and occupancy

and a rate of 1: 14m2 for toilet provision (60% male/60%

female). Unisex disabled toilets are to be provided.

The building is designed with a planning grid of 1.5 metres

and a typical structural bay size of 9m x 9m. Clear internal

dimensions between internal face of external walls and core

to be approximately 18.0m.

The main internal access stair in the Reception area will be

of a steel construction. Treads with a tile finish. The stairs

will have a balustrade system with a hardwood or stainless

steel handrail.

Curtain walling system will have capped, aluminium self

draining, thermally broken frames with a polyester powder

coat finish (Syntha Pulvin or equal). Windows to be non-

openable.

Windows shall be double glazed with low E inner leaf, and

high performance solar rejection coating to outer leaf, with

16mm air gap and low energy spacers. The U value is to

in open plan, with a uniformity ratio of 0.8 at desk height

or the defined task area. Lighting to core and toilet areas

Office floors to be switched via PIR with an over-ride located

centrally at each office floor. A control system shall be used

Broadband services are available via BT or other Internet

Service Providers that use a BT line. For tenants that require

one to one connectivity and/or elevated broadband services

a BT lease line is available offering speeds of up to 1Gb per

second with one to one connectivity.

purposes on the main incoming water and electricity supplies.
