Citizen M: Lavington Street ‘A collection of innovative concept, CitizenM is a hotel driven by one desire: to create affordable luxury for the people.’ Citizen M, Bankside is a 6 Storey Modular hotel built over a single storey traditional steelwork podium. The design included trendy offices, a boutique bar and restaurant.

Peter Dann designed volumetric light gauge steel frames to create the hotels modular bedrooms. The fully fitted out frames were fabricated off site and lifted into position with large mobile cranes. The modular bedrooms were then tied into pre-cast concrete lift cores.

Citizen M: Schiphol Airport Extension CitizenM is to expand their Amsterdam Airport Hotel by 123 rooms, totalling 353 rooms upon completion of the project. We have been employed by CitizenM as lead structural engineers, as well as designing the volumetric light gauge steel frames for the modular bedrooms. The project is to start on site in August 2014 and should be completed in Q4, 2015.

North End Road, Wembley A £23m, 435 bedroom development for student accommodation provider Victoria Hall Ltd adjacent to Wembley Stadium. The building consists of three modular wings around a central spiral-shaped, 19 storey reinforced concrete tower. The building includes a piled basement and single storey reinforced concrete podium housing offices, plant rooms, stores and electricity substation. The wings were designed by Peter Dann using the Ayrframe volumetric modular system. Each module was bespoke designed to suit the client and architects requirements.

The 19 storey reinforced concrete central tower consists of a series of radial fin walls surrounding a central jump form core, designed by Peter Dann. The modules provide eco-friendly, sustainable and low maintenance buildings with over 90% reduced waste during construction. Modules were installed at a rate of 7 modules (or ten bedrooms & two kitchens) per day, which equated to approximately 200sqm/day from just one mobile crane. The overall programme for this hybrid modular/traditional development was 16 months. Incorporating modular off site construction into this development offered the client a 6 month saving on their programme.

The Pod Hotel: Brooklyn Peter Dann in association with Skystone Group and Polcom Modular were asked to submit a budget cost for the construction of the modular elements of the proposed hotel, which has previously been designed to suit a hybrid of traditional and modular techniques.

The development comprises of traditionally constructed cellar, ground floor and podium levels with modular hotel bedrooms, corridors, stairs and lifts above.

The existing construction adopts a heavy, traditional steel and concrete frame solution, cut up into ‘modularised’ elements, without utilising the offsite production methods and lightweight construction techniques to their best benefit.

The lighter weight Polcom Modular building system offers a secondary tier of savings by allowing the value engineering of the traditional podium structure and foundations for the reduced loadings.
