PROJECT DETAILS:The MUCZ (Mixed Use Commercial Zone) Consultant Team was retained by Amlak to undertake a concept master plan of a 30.7 hectare site within the existing master plan of Education City. The purpose of the concept master plan is to examine the ‘highest and best use’ for the site. The site has a current designation of mixed use metropolitan development. It is seen as an active hub to provide a more active and around the clock destination to Education City a predominantly day time campus. Education City itself is a mixture of higher education campuses, health care, research, cultural and leisure amenities. In land use terms with its leisure and sporting facilities it is less of an education campus although in base GFA terms higher education and event space are the dominant areas. Within the current Education City master plan there is not an urban mixed use commercial development that provides a spectrum of residential, commercial office, retail and entertainment amenities.

Education City Master Plan

Page 6: Nikola Dakic - Portfolio

This Master Plan explores the optimum urban grid for this type of mixed use development. The GFA is 520,420 sqm with an average district FAR just below 2. The design balances the building massing and street widths to provide a well developed but distinctly urban development in character. It seeks to provide a density that enables easy pedestrian connections with workable scale commercial districts that have sufficient critical mass to drive retail land uses.Residential neighborhoods are located to provide easy access to public transport overlooking green open space or their own private courtyards. Where possible residential buildings are not located on main streets. Local access roads to residential neighborhoods are two lane only providing well shaded pedestrian routes. The public open space and private open spaces are mainly located within the centre of each neighborhood or commercial district providing an interior aspect for most blocks in addition to an active street address and frontage. The destination retail element is located at the centre of the development to the West of the main spine central between the metro station and just above a major pedestrian and cycle diagonal cross connection street. The retail district will include department store, in line shops, substantial F&B areas with external dining opportunities, entertainment and cultural amenities. The retail heart will be developed around a series of open and air conditioned streets that also provide access to commercial office space above. By combining arcades, shaded public spaces and air conditioned dwell spaces the development will be planned to work in winter and summer.

There is a main spine pedestrian and vehicular spine that runs between Education City metro station plaza and the North PMS station. The spine aims to provide an easy connection between transport systems that also activates the development through engaging with other land uses such as retail and commercial. The street is asymmetric with a major pedestrian route along the East side and a street car trolley system along the West. The trolley system allows for quick connections in Summer months and also feeds the retail edge of the district connecting public transport and visitor parking. A below grade parking structure is proposed running the length of the spine to encourage visitors and commuters alike to park and explore the development on foot. Making the development a convenient starting or finish point for journeys around Education City and beyond will reinforce retail footfall. Along the longer axis of the project from the North West to South East runs a predominantly pedestrian orientated spine that serves to connect the different neighborhoods of the master plan. This diagonal spine incorporates pedestrian and cycle paths a shade way and a variety of primary and convenience retail outlets. It also connects both residential and commercial districts with the main mosque, central retail plaza and through to the Southern landscape.

PROJECT CONCEPTThe basic idea was to develop a design that could preserve as much “green” park space as possible. The proposal takes each of the facility buildings and simply organizes them around an ‘organic core’. The function of this is further optimized with the location of the ‘Student Centre’ directly in the middle of the plot, creating a communal gathering area. The university building should dip down in the South corner of the site and raise to its highest point in the North. This will allow for light to penetrate the park space as well as making an opportunity of creating a roofscape accessible to pedestrians.

ARCHITECTURAL APPROACHThe idea for the overall architectural dialogue was derived from understanding pedestrian flows to and from the site. The aspiration was for a logical development that allows users to flow under, through and around its buildings. This continuous sloping structure that starts at the South end with two levels and ends with six levels at the North is divided along its central axis by a long glazed atrium into two parallel stripes. The main facade of the Science Center is oriented parallel with the Boulevard of Art and reinforces the street edge with a built form. The main mass of the building floats above the ground plane creating a grand pedestrian passage to the heart of the Science Center Campus. Additionally the main mass of the building is oriented towards the urban areas to the South to buffer the galleries and main program areas from the noise of the Arsenija Carnojevica Boulevard Highway. This hovering mass is divided into 3 distinct zones. Public Lobby and Reception space in the center, Galleries to the west, and Educational and Assembly spaces situated to the east. Central to this constellation of nodes is the Planetarium which is surrounded by main entry, ticketing and main arrival hall. Supported with a stainless steel column and bridges the Planetarium floats above a sunken pool connecting to the main public parking level below. The main public program is situated on the second floor and floats over the ground plane. Ascending upwards around the Planetarium visitors are centered within the space and are drawn into the Planetarium for orientation and a film screening. The Gallery Arm is situated to the west and is organized into 5 distinctly shaped gallery bays of varying scale and height organized around the multistory Temporary Gallery Atrium.

PROJECT DETAILS:Along Abu Dhabi’s sheltered coastline, eleven precincts are emerging within one waterfront development, each with its own distinct personality and appeal. Al Seef represent the social heartbeat of Aldar’s ambitious new waterfront city. Here, a variety of contemporary apartments, family townhouses, prestigious villas and island hotels will all converge onto a boardwalk canal promenade. The canals and boulevards will create scenic pedestrian connections between the other precincts in Raha, providing space for public events / social gatherings. The concept is reminiscent of other great waterfront and canal developments in major international cities and will create a benchmark within UAE.

PROJECT GOALS:To build a new, modern hotel of 5 stars on the place of the old hotel, which will meet the needs of demanding clients. Although it should be a modern hotel, it should also reflect the architectural traditions of Montenegro. Architecture of the hotel need to attract permanent guests as well as tourists in its restaurants and entertainment areas.

SITE CHARACTERISTICS:The location of hotel “Igalo” has an irregular trapezoidal shape. On the north side is local street with less intensity, and on the southern side is street with more intensity, and through it hotel looks on the beach and sea. The terrain is slightly uneven, and the height difference between the two streets is 5 m. On the east and west side of locations are neighboring lots, with a low storey buildings. On east side of the site there is a natural stream, which flows from north to south.

CONCEPTThe basic idea was to open the facility as much as possible to the sea, and thus symbolically introduce coastline into hotel. This was accomplished with two tracts set in a V-shape, and spread towards the sea. The main entrance to the hotel is between the two tracts, and to it we introduced a new local street, which is connected to the main street.

Within the hotel complex “Igalo” we defined areas for the following purposes:- Space for a restaurant- Space for a shopping center- Space for a delivery and technical functions of the building- Space available for accommodation units- Free and green spaces- Traffic areas

For the facade of the hotel, the inspiration was found in the surroundings of the location and architectural traditions of Montenegro, and so the choice fell on vegetation and stone. Stone is used in the podium levels and core walls, and vegetation is used on all typical floors.

LOCATION: Belgrade, SerbiaBUILD UP AREA: 30.350 sqm

DESIGNED IN: Revit Architectural and AutoCADDESIGN BY: NIKOLA DAKIC

PROJECT GOALS: Ahead of the preparation for the World Basketball Championship in Belgrade, the organizers set a task to design a complex for Basketball University, which would consist of the campus, a hotel for students and lecturers, an arena for an audience of 2,000 and the administrative section along with sales and hospitality functions.

DESIGN:The architecture of the building comes from a desire to create a new symbol of Belgrade, a new type of architecture for the city which would challenge, invite and stand out. The basic space of the complex is within two egg-shaped objects, imitating pebbles found on the river bank. These are placed on the rectangular plateau with covered parking and which with its front, covers the sand bank and forms a terrace above the greenery. The egg-shaped buildings are placed in such a way that they open their view to the river, and with their placement direct the visitors’ attention towards the front of the plateau and the river.

FUNCTION:The smaller structure on the left, with 4 floors and a garage, contains the campus and the dorms. Parking underneath the plateau, with 40 parking spaces, is for the occupants and employees of the building. The ground floor contains the reception area, cafes and kitchens, an exhibition space and a basketball court. The first and second floor contain lecture halls, workshop space, offices for lecturers and an amphitheater. The third and fourth floor contain student dorms as well as a reading space which would span both floors.

The building on the right, with three floors and garage, contains the basketball gymnasium and the business areas for staff. The ground floor contains the entrance for teams, as well as changing rooms with lockers, gym and cafes, as well as the business center. This floor would also contain the main basketball court. The first floor, in the northern part of the building, is the spectator entrance, while the opposite section contains business space, sport and souvenir shops. Seating is for around 2000 spectators and are placed on the sides of the court. Offices are in the other two floors, along with meeting rooms, mini kitchens and VIP lounges.
