Styles that youWE CAN all suffer

room envy at thesight of thoseglamoroussettings in

magazines or on television, butemulating their style in ourhomes seems ever moreimpossible in these cash-strappedtimes.

“We’ve all become so muchmore style aware these days. There’s just so much inspirationall around us, from gorgeous filmand TV locations through tothose boutique hotels,” saysIsobel McKenzie-Price, editorialdirector of Ideal Home magazine.

“But just because money’s alittle tighter than before, itdoesn’t mean we’re prepared tocompromise when it comes todecorating our own homes.”

McKenzie-Price hasinterpreted the signature stylesof interior designers KellyHoppen, Tricia Guild and NickyHaslam in February’s issue usingaffordable high-street homewareand furnishings.

“The good news is that itdoesn’t take a millionaire bankbalance to achieve great style,”she says encouragingly.

“All you need to do is takeinspiration from successfuldesigners who use clever tricksthat work just as well withhigh-street buys as they do withreally high-end schemes.”

Together with some cannybudget buys, she shows it’s notdifficult to create a room thatwon’t just attract complimentsbut will also leave you feelingsmug you haven’t bust thebudget.

So take lessons from thedesigners and transform yourhome.

FOR HOPPEN’SCHIC LOOK...KELLY Hoppen’s style is a fusionof east and west, combiningsimplicity with sumptuoustextures and luxe finishes, and acolour palette of taupes, beigesand creams with black as agrounding, defining colour.

Creating symmetry is keyto her streamlined, structured style and ithelps create a calm, ordered interior for aliving space.

She advisespositioning furnitureto line up neatlyaround an existingfeature, such as afireplace orwindow.

“Sofas shouldface oneanother andarmchairsshould be at a45-degree angleto sofas,” shesays.

When adding

shelves, pictures and smallerpieces of furniture, position themin exact symmetry with thelarger pieces of furniture,Hoppen adds.

DESIGNER TIPS: Use the samepaint colour on walls, woodworkand ceiling to create a seamlessbackdrop. Mix textures by teaming

hard surfaces with soft fabrics, such as a lacquered table next

to an upholstered sofa.Accessorise boldly with

oversized vases, bigprints, hugearrangements ofartificial flowers, andsculptural lighting.LOVE THELOOK: Start withtaupe on all largeareas, then adddefinition with lotsof black, andfinally lift the

scheme with white

accents. Paints such as OpulenceEmulsion paint, Dark Truffle, £21.98for 2.5 litres from B&Q, and LondonBridge, £19.50 for 2.5 litres fromGraham & Brown wouldsuit this look.

Make a statementwith an L-shaped sofa, such as a Kivik sofa bedwith footstool, from£904 from Ikea. Blackand white accessoriesare essential: SpindleTable Lamp, £45, Tesco;Kelly Hoppen framedprint, £64.50, andWhite Rose CylinderGlass vase, £39.84,both from QVC.

FOR HASLAM’SOPULENTGLAMOUR...NICKY Haslam’s trademark styleis all about charm and wit, combining classic elements withno-holds-barred modern glamour.

“Think theatre,” says Haslam.

“Go for all-out opulence, glitz andglamour. Ornate fireplaces anddelicate panelling will add to thewhimsical feel. This style should

really get peopletalking.”

For a dining room, use a classiccombination of crispwhite cotton for atablecloth and linenupholstery, and thenan injection ofshimmer usingsilver-effectcandelabra, crystalglassware anddecanters.

Add sensualluxury with soft silks for curtainsand cushions, and the finishingtouch – an over-the-top floralcentrepiece.

DESIGNER TIPS: Over-scale orunder-scale elements in a room makethem a focal point. For example alarge chandelier and a ceiling-highmirror will contrast with neat walllights and tiny tea light holders.

Limit the number of accessories toavoid a cluttered effect, but choose

Where was the first house you boughtyourself and what did it cost?My first home that I bought was in the samevillage (Madeley) and it cost £117,500. It was asmall two bedroom end mews house with agarage.

What made you want to buy it?The location and the potential. It neededmodernising but it was amazing once it was alldone.

BestOfTheBunchSnowdrop Thingstodothisweek

It’s time todust offTHE news that hundreds of

twitchers have descended ona quiet, coastal village inHampshire to catch aglimpse of an incredibly

rare Spanish sparrow may promptsome of us to dust off our bins –binoculars – to look out for unusualbirds in our own gardens.

And what better time? With theRSPB’s annual Big GardenBirdwatch taking place on January28 and 29, when people are invitedto spend an hour recording thebirds they see in their own gardensand surrounding area to helpprovide a snapshot of bird numbersand species in Britain, we may seesomething other than wood pigeonsor magpies.

Indeed, the mild winter so farshould have proved beneficial tobirds in this country because therewill have been more natural foodavailable including insects andaccessible berries, according to theRSPB.

However, it is crucial thatgardeners still top up their feedersand birdbaths because if it doesturn cold, the birds will needsustenance, the charity warns.

Last year’s Big Garden Birdwatchresults showed that some of thesmaller birds which decreased innumbers the previous year bouncedback.

Sightings of goldcrests, the UK’ssmallest birds, doubled, long-tailedtits increased by a third and coaltits increased by a quarter.

But in the last 30 years manyspecies have been in decline.Sightings of house sparrows, robins, chaffinches and starlingshave all declined since 1979, whilewood pigeons and collared doveshave shown big increases.

Indeed, wood pigeons have

become a pest to gardeners whogrow their own winter brassicassuch as kale and purple sproutingbroccoli, providing a veritable feastfor these large birds.

Some gardeners say the pigeonscan be deterred by hanging up redcloths. Others resort to coveringcrops using netting.

“Wood pigeons are happy in lotsof different habitats, unlike otherbirds which aren’t so adaptable,”says Richard Bashford, of the RSPB.

“Some birds avoid gardens

because they are so timid but woodpigeons and collared doves will dowell in gardens. They will eat fruits, berries, grains and seeds and aren’tfussy.”

The problem is that the sheer sizeof the bigger birds can scare offsmall birds which venture intogardens. Plus, wood pigeonnumbers continue to increase asthey are not as susceptible to coldweather and have a longer nestingseason, producing more chicks peryear than other species. The young

are fed on crop milk, produced bytheir parents.

However, there are specific foodswhich smaller birds love and whichyou might consider when re-fillingyour bird feeders.

Small birds such as goldfincheslove nyjer seeds and sunflowerseeds. Peanuts are rich in fat andare popular with tits, greenfinches, house sparrows, nuthatches, greatspotted woodpeckers and siskins.

Crushed or grated nuts attractrobins, dunnocks and even wrens.

But never use salted or dry roastedpeanuts and only buy from areputable source.

Fat balls are great for manybirds, especially in cold weather, but make sure you remove themfrom any nylon mesh before puttingthem out, as birds can catch theirfeet in the mesh.

Live food such as mealworms arerelished by robins and blue tits, andmay attract other insect-eatingbirds such as pied wagtails. Makesure the mealworms you buy are

DECLINING:Numbers of robins, along with such birdsas chaffinches andstarlings, have alldeclined since 1979;meanwhile woodpigeons, inset, continue to increase

WHILE other plantsmight fail in particularlyharsh or warm winters, the humble snowdropcan be relied upon toappear whatever theweather.

These pint-sized hardyperennial bulbs bloom inlate winter or earlyspring, bearing nodding,sweet-scented whiteflowers with greenmarkings on the innerpetals.

They thrive in semishade in a moist soil richin organic matter and, given the rightcircumstances, willspread a white carpetwhich looks fantasticunder trees in lightshade.

They should beplanted in early autumn

as soon as you’ve boughtthem, as the bulbs dryout easily, and you’llneed to plant a lot toachieve an eye-catchingeffect quickly.

Even in a smallgarden, 100 bulbs won’tgo very far. Goodvarieties include G. ’S.Arnott’, which is a talland vigorous type, whileG. nivalis, the commonsnowdrop, is among thebest for naturalising, producing dainty whiteand green flowers on topof narrow green leaves.

There’s also thedouble snowdrop, G.nivalis ’Flore Pleno’, astrong plant which isslightly shorter than thesingle variety and isgreat as an edging plantor at the base of a wall.

HUMBLE: Yet the snowdrop can be relied upon whateverthe weather

● Make sure that tenderand half-hardy fuchsias, remaining dormant in theirpots, do not becomecompletely dry. Spray anyearly growth with tepidwater in the light to softenthe wood, but do thissparingly.● Feed large fan-trainedpeach and nectarine treeswith a balanced fertiliseror blood, fish and bone toencourage new shoots.● Tidy borders, clearingthem of weeds and debris, and avoid compacting thesoil in wet weather byusing short pieces ofboard to walk on.● Use a heatedpropagator to sowhalf-hardy annuals andother bedding plantsincluding antirrhinums,African marigolds,Begonia semperflorens,

MORTGAGE lending competitionincreased as HSBC pledged to makeat least £15 billion available inmortgages this year, including£3billion ring-fenced for first-timebuyers.

The cash will be used by around150,000 home owners and more than27,000 people taking their first stepon the property ladder.

The lender said its commitmentwould represent a market share ofmore then 11%, in line with thebiggest market share the bank hasever had.

The move follows predictions thathouse transactions could hit recordlows this year and concerns thatdespite widening their ranges withmore innovative deals, lenders willtighten their criteria against theweak economic backdrop, making ittougher for would-be buyers toborrow.

A spokesman for HSBC said therewere no plans to alter the bank’slending criteria this year, adding:“We have always had a relativelyconservative lending criteria.”

The bank said the mortgage fundwill be subject to its usual lendingprocess to ensure that new lendingis in the best interests of customersand shareholders.

The first-time buyer share of themarket has shown signs of a slightpick-up after hitting its lowest levelin nearly three years last autumn.

However, fears have been raisedthat those struggling to raise adeposit will be hit further when thecurrent stamp duty holiday forfirst-time buyers ends this spring.

The HSBC spokesman said thatthe bank has been trying to helpfirst-time buyers and that themaximum loan-to-value deal itoffers of 90% has “proved very

popular with customers”.Martijn van der Heijden, head of

lending at HSBC, said: “In 2011 weoffered UK borrowers some of themost competitive rates around andwe plan to continue this in 2012.

“While some estimates suggestmortgage lending in the UK will fall

this year, HSBC has no intention ofclosing its doors to customers, norwill we compromise our reputationfor responsible lending.”

Rachel Springall, spokeswomanfor the comparison websiteMoneyfacts, said HSBC’s mortgagesconsistently appear in its weekly“best buy” tables.

She said: “It’s good to see HSBCare committed to helping thosestruggling to secure a mortgagedeal.

“HSBC currently offer the lowestfixed-rate mortgage in the marketat 2.28% for two years at 60%loan-to-value with a £1,999 fee.

“Customers with a 10% depositcan also benefit from one of itsfee-free fixed-rate deals at 4.69% fortwo years.”

HSBC has yet to announce itsresults for the second half of 2011but said that in the first half of the

year it lent £6.7billion in residentialmortgages, 35% more than a yearpreviously.

Recent research by Halifax hasfound that mortgage payments fornew borrowers have reached theirmost affordable levels for 14 years.

Average mortgage payments fornew borrowers, including first-timebuyers and home movers, stood at27% of disposable earnings in thefourth quarter of 2011, Halifax said.

Earlier this week, theCo-operative Bank’s broker lenderpromised to up its mortgagelending in the buy-to-let sector by athird.

Platform, the dedicatedintermediary lender of theCo-operative Bank, said it wouldlend at least £600million inbuy-to-let loans in 2012, asuncertainty in the wider housingmarket was fuelling rental demand.

Of course, your own plantingscheme can also go some way tomaking your garden a haven forbirds.

A good hedgerow, with amixture of deciduous trees, shrubsand climbers will provide birdswith both shelter and food. Leavean area of your lawn to grow long,to encourage insects to it, and addsome nectar-rich plants such asknapweed, red hot pokers,Michaelmas daisies, snapdragons, cornflowers and cosmos to yourborder.

Red and yellow flowers are saidto be the most frequented by birds.House sparrows can often be seenattacking red and yellow flowersin spring and autumn, eating budsand petals. Berried plantsincluding the spindle bush, therowan, holly and hawthorn arealso a magnet to birds.

When buying bird food, avoidseed mixtures that have split peas, beans, dried rice or lentils asagain only the large species caneat them dry. Consider also thatkitchen scraps such as cut-upfruit, cake crumbs, grated cheeseand uncooked porridge oats arelikely to attract bigger birds.

If you select your bird foodcarefully, hopefully you’ll soonhave a host of winged visitors -and not only the large ones - toyour garden.● For more information, visitwww.rspb.org.uk/birdwatch

GIVE seed potatoes ahead start by ’chitting’them now. Buy seedpotatoes from gardencentres and lay them ontrays or in egg cartons ona well-lit windowsill, butout of direct sunlight.

When the dark greenshoots appear on thetubers in four to sixweeks, plant them inwell-prepared ground, enhanced with compostor well-rotted manure, and within a few monthsyou’ll have crops ofdelicious spuds to lastyou throughout summerand well into autumn.

Don’t let the shootson the seed potatoesbecome too long beforeyou plant them out. Ifthey get too long, sayfour inches, they startto become leggy andmay break off when youplant them in theground. This will slowthe crop down as thetuber has already expendedso much energy producingthe shoots.

Prepare your soil inwinter, before planting yourpotatoes. They are reallyhungry plants so addcompost or well-rottedmanure to the soil in Januaryonwards and up to early

spring, but don’t overdo it.One wheelbarrow ofcompost for every 10 squaremetres is adequate. Toomuch compost willencourage lots of dark greenfoliage at the expense of thetubers underneath.

Dig organic matter into

the top 30cm of soil whereyou haven’t grown potatoesfor three or four years andplant the tubers four to sixinches deep, keeping themwell watered but notwaterlogged.

By June or July you shouldbe harvesting early varieties.

Buyerinterestboost for2012AN unexpected surgein interest frompotential homebuyersin December bodeswell for the housemarket this year, estateagents said today.

The typical numberof househuntersregistered per branchin December was 294,32 more than theaverage figure forNovember, withviewings continuingright up until theChristmas break, theNational Associationof Estate Agents(NAEA) found.

The percentage offirst-time buyers alsorose to 21%, continu-ing the rise since thissection of the markethit its lowest propor-

tion in nearly threeyears last autumn, although first-timebuyers made up aquarter of the marketduring the same periodlast year.

Mike Poole, NAEAregional executive forthe north sector, said:“Many members werekept busy right up tothe Christmas breakwhich bodes well for2012.

“Sales were beingagreed and a limitednumber of viewingswere still booked inright up until thefestivities began.”

The greater interestfrom prospectivebuyers has yet totranslate into purcha-ses, with sales drop-ping off from six perbranch in November tofive in December, thelowest figure sinceDecember 2010 and inline with the expectedseasonal slowdown.

Lenders are expectedto tighten their creditcriteria this year amidthe weak economicbackdrop, meaningborrowers could face atougher time obtaininga mortgage, despitelenders recently expan-ding their ranges.

Low deposits

THIS year will see credit-worthy homebuyers offeredthe best chance since thestart of the credit crunch tobuy a new home without a

hefty deposit.Leading housebuilder Barratt

Manchester is hailing the return of95% mortgages for buyers of newhomes as a real boost for the localhousing market and economy.

“The key thing about the returnof 95% mortgages on new-buildhomes is that people will no longerneed huge deposits of up to 20% ofthe price of the property,” saidJason Newton, sales director atBarratt Manchester.

“Even though house prices havefallen since 2007, not everyone hasbeen able to take advantage becauseof the hefty deposits which lendershave been demanding ever since thecredit crunch began.

“Now the banks have agreed tostart lending again on new-buildhomes at 95% loan to value, sohomebuyers will only need adeposit of five per cent. In practicethat means you could buy a homefrom Barratt Manchester with adeposit of just £3,959.

“This is a game-changingmoment for creditworthy buyerswho have been frustrated for yearsabout not owning a home of theirown. Anyone who doesn’t have

much equity in their current homebut needs to take their next step onthe housing ladder also stands tobenefit.”

Barratt Manchester has set up aspecial portal for customers toregister their interest online athttp://www.barratthomes.co.uk/Offers/Other-offers/95percentmortgage/.

Homes available from BarrattManchester include a range atTower Gardens in Liverpool 6 andChandlers Walk in Bromborough,Wirral. Three bedroom homes atTower Gardens start at £141,495,while a four bed detached propertycould be yours for £179,995.

Chandlers Walk is situated closeto Port Sunlight and Eastham

Woods Country Park. The development has a selection

of three and four bedroom homesavailable with prices ranging from£147,995 to £182,495.● For Chandlers Walk call 0151 6441027 or Nikki Smith on 07707 207002, and for Tower Gardens call NeilBowden on 0151 260 1686 or 07825 762481.

A moving story

A LIVERPOOL couple’shouse move had to beput on hold when theirbaby arrived ahead ofthe removal van.

Lee and Stephanie Smith’s secondchild, Sonny, clearly couldn’t wait tosee his new home on KeepmoatHomes’ The Parks development inAnfield and promptly arrived as thepacking boxes were being sealed up.

Said Stephanie: “We were meantto collect the keys on the Thursday, but as this was my due date wemanaged to bring the moving dateforward to the Tuesday. It appearsSonny couldn’t wait to see his newbedroom!”

Lee and Stephanie were renting atwo bedroom property down theroad from The Parks when theydiscovered Sonny was on the way.Already having one son, ‘little’ Lee,aged 16 months, and therefore inneed of more space, the coupletentatively started looking to buy.

“It wasn’t until a relative of Lee’sbought at The Parks that thingsreally picked up. We fell in lovewith the place as soon as we saw itand decided to have a look aroundthe show home, after which weknew it was where we wanted to beand we settled on The Violet housetype.”

Currently available at £71,995when purchased through HomeBuy

Direct the Violet is a three bedroomhome ideal for those with a growingfamily. “The house is perfect for usand has everything we need. Welove the area and are excited to hearof the plans to build a new schoolclose by in the coming years,”

added Stephanie.“Keepmoat Homes’ shared equity

offer made securing the mortgageeasier, and it actually works outcheaper than renting. It’s nice tohave the extra security, equity andstability that owning a property

gives you. We look at the house as amoney box for our children, themortgage payments are a kind ofsaving and much better than losingmoney to rent.”● For details call 0151 260 4714 orsee www.keepmoathomes.co.uk.
