1 Voorwoord - Preface
KOW: tien jaar duurzaam ontwerp 1998-2008

Kow: Ten Years susTainable design 1998-2008
Sustainable design is becoming a commonplace practice now, one that
concerns all parties in the design process. More than ten years ago, we
designed the DuBo centre, a sustainability centre, as a fully integrated
sustainable design. It was the right plan, only it was ahead of its time.
In the 1990’s, Nieuw Terbregge came about, a new residential neighbour-
hood located in a difficult area in Rotterdam. Thanks to the inspirational
co-operation between the city, developer Proper Stok and our design
team, this project took sustainable design an enormous leap forward.
Nieuw Terbregge remains to this day, a terrific example of an integrated,
sustainable residential project.
In recent years, sustainable design has become more or less a standard
in design practice.
KOW has invested in both expertise and in people. Tjerk reijenga, found-
er of Bear architects, a renowned Dutch green architectural practice,
has joined forces with KOW and strengthened it in the process. David
Goehring, a specialist in sustainability, pulled us along with new de-
velopments and a new network. KOW has thus entered into ventures
with William McDonough + Partners, renowned for their cradle to cradle
philosophy. Managing partner, Kevin Burke talks about this in the fol-
lowing pages.
‘KOW 10 Years Sustainable Projects’ is an open and informative pub-
lication, with examples and solutions for urban planning and architec-
tural questions designed for national and international application. Our
knowledge and experience has made it possible to put sustainability into
practice with design quality and originality.

5 CRADLE TO CRADLE - CRADLE TO CRADLE
‘LET’S CRADLE!’
If any one statement captures the Netherlands’ embrace of Cradle to
Cradle, ‘Let’s Cradle!’ is it. This phrase, synonymous with the name of
a design conference in Maastricht in the fall of 2007, is a positive call
to action in the one country that appears uniquely prepared to pursue,
and perhaps lead, a Cradle to Cradle transformation in how we make
buildings and design cities. The German chemist Michael Braungart, co-
author of the book Cradle to Cradle with my partner William McDonough,
points out that the Dutch readily internalize the philosophy because they
“have never romanticized nature,” while working throughout their history
to integrate natural forces into their culture’s very fabric.
A unique attribute of a Cradle to Cradle architecture is that its end goals
can be readily defi ned and clearly articulated: “A building like a tree; a
city like a forest.” At a fundamental level, design success is reached when
human artifacts at all scales follow nature’s example in rendering posi-
tive, healthy and regenerative effects. And so the Cradle to Cradle design
assignment for architects and planners are structures and infrastruc-
tures that create more energy than they need to operate, cleanse water
and waste for reuse, and celebrate the abundance of daylight, fresh air,
and connectivity to the natural world. In addition, these designs weave
into their very fabric indicators of how materials and systems can be
recaptured and up-cycled for reuse or returned to the earth safely.
The singular challenge for an architectural practice pursuing Cradle to
Cradle is the re-design of the practice itself, in alignment with Einstein’s
belief that no problem can be solved by the same consciousness that
created it. Conventional design processes and project delivery methods
no longer apply, and the ability to embrace change is paramount.
At William McDonough + Partners, we fi nd ourselves in a continuous
state of evolution and transformation, and yet our core values remain
constant. We believe that a regenerative, Cradle to Cradle architecture

we practice globally and yet always insist on celebrating a local design
response. We believe that architecture is essentially concerned with the
making of place and the creation of community, and that design diversity
is a necessary response that results from an internalization of local and
regional conditions and context. We rely on a talented group of design-
ers who thrive on collaboration, openness, and immediate feedback. We
seek diverse challenges and strange assignments from owners and cli-
ents that are looking to make a difference in the world. and we believe
that in the midst of the relative chaos of design, the process ultimately
must be fun to be worthwhile.
and that brings me to KOW…
I’ve come to realize that the qualities that define William McDonough +

KOW. We have found a kindred spirit in the Netherlands, just as we are
responding to the overwhelming interest in cradle to cradle. KOW has
assembled a diverse group of design leaders, who are building upon the
firm’s rich legacy of technical creativity, innovation, and design diversity.
Our first design assignment together is for Park 20|20, where The Delta
Development Group has an ambitious vision of a fully integrated working
community designed according to cradle to cradle thinking. The design
challenge is to execute at the highest levels of cradle to cradle design
ambition, while creating a practical, economically viable, and elegant
community. The project caters to workers health and well-being, in a
context of adaptive and responsive buildings and landscape. KOW pro-
vides WM+P with the ideal collaborating partner on such an ambitious,
highly visible project: exceptional technical competency; an ability to
coordinate a diverse team of Dutch consultants from practice and aca-
demia; a commitment to BIM and new approaches of streamlining de-
sign delivery; extensive experience with alternative means of fabrication
and prefabrication; and fluency in the implementation of large scale
renewable energy installations and alternative approaches to storm and
wastewater.
a cradle to cradle architecture will emerge from the imagination and
technical capacities of designers who can dream, design and deliver.
We are honored to embark on this journey with KOW, at Park 20|20
and beyond.

9 green design - GreeN DeS IGN

Social and environmental responsibility leads to Green Design. The main
components of green design are energy, water and materials. The goal
of Green Design is to reduce the amount of energy, water and materi-
als, which in turn reduces the impact of the proposed building on the
environment.
In addition to such rational measures, the human factor is of primary
consideration. Green Design is not just a technical solution. Indoor air
quality, human comfort and well-being are the most important issues
for the people in the buildings and they can be achieved with Green
Design.
The history of Green Building Design in the Netherlands goes back to
the early 1990’s. During this time, the Dutch government prescribed a
green plan with targets for the transportation, building and construction
industries. covenants were proposed for all sectors in these industries.
To initiate these covenants, discussions were held on different platforms,
the result of which was an awareness of the impact of urban planning,
architecture and construction on the environment. In the building sector,
the primary categories were defi ned in these terms: water and energy
savings, the collection and recycling of waste and awareness for the
environment by the population.
as a result many laws were changed. Dutch building regulations now
have a chapter on environmental impact, risk and health. With every
building permit application, an energy performance calculation is now
required. The direct result of this is that buildings have become 50%
more energy effi cient.

stap a. Green design.
design, have taken place. a house, for the most part is still usually a
brick building, with windows and doors, a flat or sloped roof.
The key differences lie in the many details, inside and outside the house,
and within the walls of the enclosure. In the beginning, energy was the
main reason for most of the changes. However, we now see the influ-
ence of new material concepts as well. The construction of the enclosure,
mainly visible in the cross-section construction details, underwent the
most drastic changes; inside and outside walls are well insulated and
isolated, avoiding cold bridges and air infiltration. Ultimately these re-
straints lead to completely new details.
architects at KOW are re-thinking their whole design approach. Human
comfort has become an essential factor in organising rooms within a
building. In residential typology, living rooms have a relationship to the
outdoor space or gardens. Other rooms are placed in regards to their
function during day or night, depending on their need for daylighting
and/or direct sun radiation. This has resulted in the optimisation of day-
lighting and useable solar radiation. In offices, schools and health care
however, the emphasis is more on the use of indirect daylight and the
ways to avoid over heating of indoor spaces.
The sustainable design process begins with a well-defined green project
program. This program is organised into two parts:
1. pragmatic information relating to the building’s required spaces,
their relationship to each other, the interior comfort level, energy
usage, construction and operations budget; and
2. assessment of the influence of nature and culture, at the proposed
location, for the proposed structure.
at KOW, the Green Design process is an integrated effort. from the onset,
the initial shaping of the project is a simultaneous exercise combining
the forces from the practical program together with the influence from

11
nature. Nature defines specific climate and resources. All sites have po-
tential resources from the surrounding landscape and the climate. The
sun, wind, rain and earth itself are recognised as assets - not liabilities.
With the conscious and careful use of these local climate-related re-
sources, the pressure on the environment will be low.
This is the starting point for the KOW Green Design process. Now that
all the aforementioned parameters and local climatic assets have been
defined, the next step is how to fully realise or materialise the project. We
name this process “bio-climatic design”. The principles of bio-climatic
design include:
step a. Sustainable design. The main objective of bio-climatic design is
to provide ‘comfortable’ living conditions while using a minimum of non-
sustainable energy sources. This reduces investment and running cost
(energy), a bi-product which minimises ecological damage as well.
step b. Define the goal. At KOW, this is done together with our clients.
The environmental impact of the building is decreased to the defined
chosen level. In this step we carefully evaluate the flow of energy, water
and materials that 'go through' a building both during the construction
cycle and during it’s entire lifetime. We use what is referred to as ‘Trias
Ecologica’:
1. Reduce the use of limited natural resources: energy, water
and materials.
2. Use renewable sources: solar energy, wind, and geo-thermal.
3. Optimise the use of non-renewables: re-use of waste.
step c. establish the level of human comfort. This refers not only to
thermal comfort but also emotional comfort. Thermal comfort depends
on careful application and control of: temperature, humidity, air move-
ment and radiation. emotional comfort is related to the direct interaction
between humans and buildings. How can a user influence the creation of
his building or his working space? This human factor is an essential ele-

ment for successful sustainable building design. furthermore, research
has revealed evidence that users that were not involved in the design
of a new building will have more complaints about their working/living
space than users who were involved in the design process.
susTainable design in deTail
In the Green Design process, it is imperative to make the right decisions,
at the right time in the process. This can save costs, which in the end,
must be an integral aspect of the implementation of sustainable design.
It is most important to combine different measures in a way that the
total investment will be lower than the total sum of the single measures.
A good example of this is the use of solar systems as shading systems:
the total investment will be much lower as the separate investment in
shading system and solar systems. In addition, the output will be much
higher as will be the return on investment. The solar system will produce
energy and this radiant energy will not reach the interior of the building,
thus reducing the need for cooling as well, a signifi cant tertiary benefi t.
To achieve these goals, it is necessary to start to think about the total
environmental building design in the project program during the prelimi-
nary design phase.
Thinking about materials in this phase, one should be thinking of the
possibility to refurbish an existing building instead of building a new one,
and when building new, taking the opportunity to use existing materials
instead of new materials. One needs to ask the question, is it possible to
construct a building that can be easily transformed or adapted for other
functions - or one that can be easily ‘de-constructed’ for future usage. a
popular concept we use today is Cradle to Cradle; designing with materi-
als that can be reused over and over again are preferred above materials
that last only a single building cycle. for these types of decisions, life-
cycle analysis is required. New ideas are rapidly being developed over
the last ten years. If a material can be recycled or even up-cycled, the
material or the waste receives an economical value.

17 sTedel i jKe planning en landschap - urBaN PLaNNING aND LaNDScaPe
High quality surroundings and effi cient transportation is the focus of sus-
tainability in urban planning. The quality of the urban space is stipulated
by the quality of the buildings, the landscape elements, the microclimate
and the social control. In addition urban physics such as noise, shading
and wind also shape the urban profi le. Many locations, particularly in the
west of the Netherlands, have signifi cant challenges with water. Storm
water remains a serious problem and adequate measures are needed,
like large buffer spaces, where the pressure of seasonal rising water
levels can be released.
Green zones are essential to the urban plan as they improve the
microclimate while also improving air quality by dust-binding, generating
oxygen and humidity, and producing shade. The storm water problem
can be used to create unique and highly desirable water surroundings:
‘blue + green’ actually adding value to the property.
The location and the orientation of the building are important for the
integration of all forms of renewable energy sources. The right orienta-
tion of the building will provide the building with sunshine and protec-
tion against cold winds in winter; and with shading and a cool breeze
in summer. It is clear that the direct surroundings and the landscaping
will infl uence the amount of sun and daylight, wind and humidity around
a building.
an urban situation with only concrete and stone paving is the worst
possible situation for the surrounding climate. In many cases there are
not so many choices, existing surroundings remain and cannot be infl u-
enced by the client or his architect. In that case, it will be the creativity of
the architect who can use ponds, water basins, green façades and green
roofs to improve the living quality around the building edges and thus
infl uencing the immediate surroundings as well.

realised between 1999 and 2003, Nieuw Terbregge is a newly devel-
oped residential area at the edge of rotterdam just outside the ring.
In the early stages, all parties from the community, developers and the
utility companies, came together and agreed to develop this area as an
'example project' for sustainable building.
The ambitions for Nieuw Terbregge were high for many aspects of the
project: architecture, sustainability, human comfort, and short travel dis-
tance to recreational areas and the city centre. ambitions were met due
to the efforts of all participants and additional fi nancing by the European
Thermie Program: RE_Start (REnewable Strategies and Technology Ap-
plications for Regenerating Towns). The result: sustainable buildings and
energy saving measures that work through all scales of the project. The
houses are designed to reduce energy consumption. energy is produced,
both collective and individually. The water system in the area provides a
good habitat for wildlife and is also storage for rainwater.
Being an actual demonstration project for sustainable building, several
sustainable features can be easily recognised in the plan. attention has
been paid to energy savings and use of sustainable energy. Waterwoningen Water residences

regarding transportation, the development has a unique and conven-
ient mix of options for its inhabitants. for autos, the maximum speed is
30 km/h. It has good transportation routes to and across the rotte river,
to recreational areas and to the city centre. The area is well adapted for
cyclists and pedestrians. Innovative parking solutions were found in the
likes of split street level and indoor parking.
Nieuw Terbregge has its own water management system. Water from the
rotte is purged by helophytes before entering the area. rainwater from
roofs and streets leaves the area via the canals. rainwater from the main
road leaves through a special sewage system.
Different systems for energy production are used in the area: most hous-
ing blocks have collective combined heat power production, some also
have heat pumps, and most houses have solar collectors for domestic
hot water demand.

urban design
The master plan outlines measures for revitalisation of Laguna del Mort
and adding value to the region as a whole. The aim is to protect the
existing landscape, reinforce natural features and clean up the water
in the Laguna del Mort. The new built area, which only takes up 20% of
the total available space, puts minimum pressure on the natural envi-
ronment while still making a signifi cant contribution to the urban fabric
and economy of the village of eraclea Mare. The remaining 80% of the
region covered by the plan is ‘given back to nature’. a new agriculture
park forms a buffer zone between the revitalised landscape and existing
farmland. Four new ecosystems are created: the above-mentioned agri-
culture park, fresh-water wetlands, a brack water marsh area and a pe-
ripheral strip of woodland. The development comprises three built areas,
suffi ciently far apart to preserve existing lines of sight in the landscape
and to provide an open corridor for fl ora and fauna. The orientation of
the various zones and the design of the buildings are based on clima-
tological considerations to allow wind along the lines of sight to provide
passive cooling and natural ventilation.

dence, while the surrounding landscape is preserved and extended
by addition of the new eco-zones that add both recreational and
educational value.
A sustainable design approach underlies the entire project: the en-
vironment, living conditions, innovation technologies, construction,
energy systems of the buildings and innovative facilities are all em-
phasised. The Hotel and congress centre designed with the space
and facilities needed for big events, will be situated near the centre
of eraclea Mare and will be surrounded by commercial units, bars
and restaurants. The area has convenient access by road and ample
parking space, and is linked to the heart of the existing village with
its hotels, bars and restaurants. The presence of large covered areas
that can be used for markets, fairs, etc., and of dwellings of various
sizes and designs makes the new village centre suitable for a variety
of uses. There are dwelling units for both seasonal and year-round
use. The wide range of building types and applications (commercial,
tourist, recreational, residential, etc.) increases the economic scope
of the development.

This offi ce campus development (seven hectars) located near Schiphol
airport is a new project with the highest sustainability goals. The
developer has commissioned the authors of cradle to cradle (c2c),
William McDonough + Partners to create the fi rst fully C2C project in the
Netherlands. KOW was selected as executive architects, to assist WM+P
in realising this ambitious project.
The project is currently in fi nalisation of the master plan. The site, which
will house 120,000 m2 of offi ce and supporting commercial space, will
be built in several phases over the next eight years. While some materi-
als and building components have evolved to c2c, it is acknowledged
that full c2c buildings might take some time to evolve, so the project
team has taken the approach of create a sustainability framework of
“Towards C2C”.
Included in the workshop were researchers from leading universities,
governmental and private foundations concerned with sustainability,
along with the technical advisors and the architectural team. The task
was to establish sustainable measures for the project, prior to actual
building design, and to forecast their effectiveness in life cycle cost,
energy saving, and carbon reduction.

although urban planning is an important starting point, the design of the
building determines the real sustainability.
orienTaTion
The organisation of the plan has a direct relationship with orientation.
The careful placement of spaces according to their inherent thermal re-
quirements has significant benefits in green design. Living and working
spaces that are mainly in use in the morning or the daytime can be lo-
cated on the east and south side. Spaces that do not require sustained
heating or much thermal comfort can be orientated on the west. Spaces
with equipment that produce heat, for example kitchens and computer
workspaces, are best located on the north side. certain spaces like bath-
rooms, that have a high indoor temperature demand over the year, can
be centrally located inside the house. cooler spaces like storage rooms
can be on the cool perimeter of the building. Buffer spaces that do
not require a stable indoor temperature can be a useful environment
between the indoor and the outdoor climates.
Design decisions must be made very carefully. Sometimes it will not be
possible to realise a certain decision, as there may be other require-
ments like daylight or noise control, that limit design possibilities. In this
regard, developing a hierarchy will help determine which measures will
result in the greatest benefit for the project.
MaTerials
How can the selection and application of materials have the greatest
influence on my green design? For this, we apply the concept of 'Trias
Ecologica': Can I reduce the amount of materials? Can I use renewable
materials? How can I optimise the use of non-renewable materials or
use the materials with the lowest environmental impact?
The most important starting point is to reduce the amount of materials.
Many traditional building assemblies are predicated on sequential ap-

plication of various trades, made convenient for the speed of installa-
tion. This often results in buildings with excessive floor to ceiling cavities,
resulting in more building perimeter. Thus smarter building assemblies
can greatly reduce costs and have a net positive result in sustainability.
On another level, a green design can be realised by minimising of con-
struction details. This is a matter of creative thinking and trends. a pure
design does not need much decoration.
One of the best opportunities today lies in renewable materials, as new
advances in alternatives ranging from agricultural crops and waste, to
the use of bamboo for plywood, flooring and I-beams. Choices in mate-
rialisation are being made following ‘cradle to cradle’ principles, where
building materials are part of a biological or technical nutrient cycle and
building components are manufactured in a way to ensure future usage
when buildings reach completion of their life-cycle.
waTer
There is a growing need for fresh water. In actuality, water in buildings
is mainly in use as a transport medium. It transports heat in a heating
system, transports waste in a sewage system and transports dirt while
cleaning the building. Less then 10% of the demand for water will be
used for direct human use like drinking and cooking. Many functions
can be done with less water or with water that has a lower quality level
like rainwater or treated grey water.
energY and sYsTeMs
The main focus for Green Design remains related to energy, energy
conservation, renewable energy and efficient non-renewable energy.
The main categories in responsible building design are:
- Solar energy for heating
- Ventilation for cooling
- Shading and daylighting
The direct use of solar energy or passive solar energy is the primary

basis for a new design. Because of the change in use, and the possibility
of heating a room at night, after sunset, the passive principle needs to
be extended with active solar systems. a rule for the winter season is to
maximise heat gain during the day and minimise heat loss. This means
that buildings have to face south and southeast to receive solar energy
through the windows, especially in the morning hours.
for domestic hot water usage, roof-integrated solar thermal panels are
common in the marketplace. PV (photovoltaic) solar cell modules pro-
duce electricity. In addition to their primary function, PV’s can double as
roofing, façade cladding and shading systems. Integration of the sys-
tems in buildings, or BIPV, is essential at an early stage of the design
process.
The summer period is the period with the highest electrical energy de-
mand. This is mainly due to mechanical cooling. The heat-load of build-
ings can be decreased by energy saving measures in the building skin
and in the various applications in the building. The first step is to avoid
excessive heat load in working or living spaces. computer monitors, tele-
vision and refrigerators produce a large heat load. High-efficiency appli-
ances, like flat screen and appliances with energy-efficient ratings are
a better solution. The second step is to avoid allowing solar radiation to
penetrate into the building in the summer. This is a matter of designing
the right façade and applying internal blinds or external sun louvers. a
building with ‘eye-brows’ will be more comfortable in summer.
No matter how effective the daylighting design is, virtually every building
requires an artificial lighting system, especially for night time use, for
windowless spaces or to supplement daylight when it falls below ac-
ceptable levels. If a daylighting system is to produce energy savings, it
is important that artificial lighting is not switched on as long as daylight
is providing adequate illumination. This can be reached by simple auto-
matic control systems. components of an automatic control system may
include timers and sensors.

This exemplary project shows how photovoltaic solar panels for sustain-
able energy generation can be built into the façade and roof of the exist-
ing offi ce and laboratory building at the ECN Energy Research Centre in
Petten, the Netherlands.
The original building was a classic example of poor insulation with lots
of cold bridges. The south front of the building has been renovated and
provided with an ingenious system to cut down sunlight, with movable
louvers powered by 300 m2 of solar panels. an additional 300 m2 of
solar panels have been built into the roof.

The building’s climate-control system has also been upgraded. The solar
panels built into the façade generate energy without impeding the view.
The ingenious design also improves daylight access while reducing ther-
mal load. The rotation of some of the louvers leads to an attractive vari-
ation in the appearance of the façade. The façade itself remains readily
accessible, since the self-supporting structure bearing the new elements
is situated 0.80 m in front of it.
The overall solar-panel system has a capacity of 72 kWp, and delivers
a total of about 56,440 kWh per annum. The system is hooked up to
the mains. The renovation has led to a 75% reduction in the building’s
energy consumption. The experience gained in this project is being used
to promote the wide-scale application of solar panels to increase the
sustainability of buildings.
susTainable, low-energY research building (building 42)
The ecN energy research centre aims to use this new multifunctional
offi ce and laboratory building to demonstrate and expand its experience
and know-how in the fi eld of energy-effi cient buildings and the sustain-
able use of energy. The building comprises three different modules, built
in a phased construction process, and is contiguous with the existing
laboratory building that is undergoing renovation. The complex is situ-
ated in the dunes near the little town of Petten, not far from the North
Sea. The building blends in well with its environment, and is designed
to minimise the load on this valuable ecosystem. a key feature of the
design is the diagonal axis formed by the roof over the large vide sepa-
rating the three new modules and the existing laboratory. The building’s
energy rating is 0.9 (well below the maximum value of 1.6 for offi ces
stipulated by Dutch building regulations). The solar panels mounted e.g.
on the glass roof over this interconnecting space are particularly eye-
catching. The photovoltaic electricity generation system, which is hooked
up to the mains, has a capacity of 43 kWp. The use of translucent glass
in the construction of the modules ensures ample (diffuse) lighting of
the interior spaces and prevents overheating, thus eliminating the need
for a climate-control system. The use of daylight is an important element
of the design. Offi ce worksites are situated either next to the façade or
leading off one of the interior spaces lit by daylight.

De Bolder (42.50 metres tall) is a spectacular offi ce tower located in
Schiedam. The building accommodates the main offi ce of Mammoet
Holding B.V. De Bolder was constructed entirely from prefab elements
using offshore technologies in the factory hall of Grootint B.V. These ele-
ments were then transported on trailers and pontoon over the Nieuwe
Maas to their fi nal destination.
Using this effi cient construction method considerably cut costs, and a
continuous construction process (without idle days and by working in
shifts) made it possible to construct the building in a remarkably short
time: less than six months. The development of this innovative and fl ex-
ible construction method has been so successful that it will be used
more often in the future: for large-scaled nonresidential buildings as
well as small-scaled housing projects that might even include fl exible
residential/offi ce spaces. In addition to its unique construction method
and spectacular transport: the futuristic look of this landmark – visible
from miles away – also refl ects the progressive pioneering spirit of the
company located there.

45 residences – ecoZone rooMburg leiden
The sustainable housing development planned for the roomburg neigh-
bourhood of Leiden is divided into six theme-related zones: energy, water
tower, link, history, ecology and landscape zones. The residences shown
here, are situated in the ecology zone. They have been designed with
special attention to energy effi ciency, provision of ample green space,
the interior environment and the use of fl exible, adaptable construc-
tion methods. all units are designed as patio dwellings to maximise the
amount of green space available. as the name indicates, the ecology
zone has more green space than the rest of roomburg and provides a
park-like environment. The residential blocks on the north side of the
development are surrounded by green space, while the construction on
the south side is terraced with a gateway that allows access to the green
space. Differences in height and the presence of water ensure privacy.
The objective of the fl exible design was to ensure that all units have a
good view of the green space and allow ample access of sunlight. The
wide residences have a superstructure built facing the sun, while the
residential areas are grouped round the patio. The building materials
used were chosen to contrast with the surrounding green space.

The orange-red ceramic façade and the metal reinforce, and are linked
to the green environment through the plant cover on the façades. The
trellises which support the plants are placed some distance from the
actual façades, thus giving the exterior a layered structure and providing
protection against the sun. There is plenty of room for expansion of the
dwellings, if required, behind the trellises.
The dwelling units are highly energy-effi cient, with an energy rating of
0.75, and are provided with vegetation cover on the roof and a roof gar-
den. all of the wood used in construction has an fSc sustainable quality
mark. The units are provided with bird-nesting facilities, and rainwater is
collected and discharged to surface water.
school-houses
Three units are designed so that they could be used either for edu-
cational or for residential purposes. They are currently being used
temporarily as a school. These units are somewhat wider than the oth-
ers in this zone. They accommodate six classrooms – one of which is
used as a playroom – and a number of rooms used for other purposes.
Like all the units in this zone, the ‘school-houses’ are designed with
special attention to energy effi ciency, provision of ample green space,
the interior environment and the use of fl exible, adaptable construction
methods. all rooms look out on the green space. The same building ma-
terials are used as in all units in this zone, and once again these both
contrast with the green area and are linked to it via the exterior plant
cover on the façades.
When these premises are no longer needed for school use, they can
easily be converted into three residential units by changing the prefab-
ricated interior walls.

Headquarters for KOW in The Hague. This outdated warehouse and as-
sembly plant was slated for demolition. In 1998, the building was pur-
chased by KOW and converted to professional offi ces. for the creative
sector
The main sustainability feature is in adaptive re-use. The building is
planned around a central 4-story atrium. The atrium features skylights
with roll-down screens to allow ample daylighting without unwanted sun
radiation. As a result of this central daylighting, interior offi ce spaces
which face the atrium are afforded generous natural light. This contrib-
utes to minimising the use of artifi cial lights during the day and thus
reduces energy consumption.
The building was given a new double glass wall enclosure. Within this
glass wall assembly are also light and temperature sensor roll-down
shades. These are regulated and managed by the building owners and
by nature. Should an individual space require extra shading, interior sun-
blinds are used.

The project abides by the concept of Long Life - Loose Fit. The building,
built in 1920, rescued in 1998, has been re-constructed with quality
durable materials, ensuring a longer life for the building. In addition,
by embracing a fl exible fl oor plan scheme, together with multiple ten-
ant confi guration possibilities, the building fully functions under a multi-
plicity of different conditions. This is necessary as economic conditions
change and buildings will need to adapt to the times. Already in op-
eration for eight years, the building has made several major transitions
to adapt to changing tenant requirements, all without costly renovation
and/or demolition.
A full-scale commercial kitchen was installed and a subsidised meal
program allows for social integration, relieving stress and building bonds
amongst colleagues and other tenants in the building. Showers are pro-
vided as incentives for bicycle commuters.

During the winter of 2001, the atrium was converted into an ice skating
rink. From an energy sustainability aspect, its merits are perhaps debat-
able. But the intention was to provide a leisure activity for the staff in the
new building, while opening up the building to the community during the
weekends. To this end, it was achieved in an energy/resource effective
manner. At KOW, we defi ne this as social sustainability. The concept be-
ing that when a community invests in a project, its likelihood to become
delinquent and demolished in the future is greatly diminished.
The building also features recent installations such as a hybrid water
evaporative cooling system and an all-building electric shut off system.
Awarded the “New City Prize” from the city of The Hague, this highly
sustainable building is the creative nerve centre for both Dutch and
international design services of KOW.

The project is a 77,000 m2 mixed use offi ce/retail complex. The unique
location is at the intersection of three main circulation fl ows: Putrajaya
Boulevard, a green axis that penetrates the building mass, and the main
east-west corridor that crosses the river.
As the location is predicated on circulation, this theme was introduced
as a metaphor for the building itself: The Golden Leaf. The building itself
is a composition that includes an inner courtyard space. This space,
which is part of the public realm, is a true oasis, providing sanctuary
from the energy of the inner city. The building skin is comprised of a
series of layers. An exterior curvilinear structure, generous sun louvers
with a higher density on the east and west façades, and fi nally the glass-
assembly wall partition.
Sun, wind and light are carefully manipulated by the design to provide
optimum public spaces, which in return results in an increase in pro-
ductivity and a positive work environment. The building is fl anked by a

the livability of the space. They encourage bio-diversity, reduce air pollu-

The vision of sustainability is not only for the building itself, but also for
the adjacent garden zones.
We start a project with a simple sequential formula:
1. Reduce demand,
2. Reduce usage,
3. Share resources and
4. Apply renewal energy sources.
By designing the building as resource effi cient fi rst, you can then apply
lesser quantities of renewables.

the sun remains very high in the sky all year round. Louvers and sun

will be on the roof, laid fl at. Vertical applications in this latitude will not
be effective. PV panels, the latest polycrystalline silicon generation is

LTO or the Land en Tuinbouworganizatie, was interested in profi ling their
business by providing a literal green image throughout its corporate of-
fi ces. To do this, KOW Interiors proposed an ambitious concept using
plants as wall partitions.
The plant materials were all specifi ed by a horticulture expert and placed
under special lights, on timers. They are rotated to get a variety of light
conditions according to a fi xed schedule.
Daylighting is paramount to the success of the concept. Several innova-
tive measures to bring light to dark areas including light tubes and other
mirroring devices to refl ect/ direct the sunlight.
Sustainable materials were part of the concept with C2C Interface carpet
tiles. Healthy interiors in the form of toxin free materials are employed
through the project.
This offi ce is part of a whole building renovation and thus is integrated
into the larger sustainable project context.

this field include:
• the energy-saving ventilation system where heat from the ventilation
air is reused with the aid of a heat pump;
• 60 m2 solar energy collectors for heating and/or hot water and
2,600 m2 solar panels for photovoltaic electricity generation;
• collection of rainwater and its use in the water-saving toilets; design
of taps and showers for water economy;
• energy-saving lighting with automatic switches to turn lights off
when they are not needed.
The building has been assessed for energy efficiency by DGMR Engineer-
ing Consultants with the aid of the software package Greencalc. The cal-
culated energy rating (without taking the contribution of the photovoltaic
solar panels into account) was the very low value of 0.43 EPc for the
arenas and 0.66 for the complex as a whole, including basement and
offices.

One of the most striking features of the complex is the highly energy-
efficient ventilation concept, which forms an integral part of the design.
This helps to give the building a transparent, somewhat technical look.
The concept is based on natural ventilation generated in the steeple-like
glass 'sun chimney' that towers above the rectangular sports complex.
This 'sun chimney' has the additional advantage of allowing a 25-meter
climbing wall to be included in the facilities offered.
Wide use is made of low-maintenance materials such as brick, alumini-
um and glass. There is very little paintwork in the building.
The innovative character of the building is determined by the dual use of
many functions and the inventive natural ventilation system.

Kleine AARde.
De Kleine Aarde (‘the little earth’) is one of the oldest environmental
organisations in the Netherlands. Founded in 1972 in response to
the report of the Club of Rome, it is well known throughout the coun-
try through its magazine (also called De Kleine Aarde). Its ‘eco-garden’
which was started in 1973, contains many entertaining and instructive
examples of an environmentally friendly way of life, and attracts many
visitors each year. The new building was designed to form an integral
part of the eco-garden. The path through the garden morphs into a glass-
sided and glass-roofed corridor where it enters the building. This corridor
continues through the heart of the building, forming the nerve centre
linking all internal traffi c fl ows and special activities. Demonstrations of
various environmentally friendly materials can also be viewed from the
central corridor. Entreegebied Entrance area

The design strongly refl ects the recycling philosophy that lies at the heart
of De Kleine Aarde. In particular, the visitors centre emphasises the
underlying idea of the organisation, which is reinforced by the well-
thought-out ground plan and the choice of materials.
A sustainable future demands innovative approaches to the use of
renewable resources and the reduction of our environmental footprint.
Many of these approaches are demonstrated in the new building at De
Kleine Aarde. Solar energy, used directly or indirectly via solar water
heating systems or photovoltaic solar panels, provides heat, warm water
and electricity. Photosynthesis and the carbon cycle produce the raw
materials for products ranging from wooden beams to naturally based
paints. The theme of water is visualised by an open system of channels
and gutters in the building and various demonstrations of the environ-
mentally friendly use of water and smart ways of saving water.

This ambitious project is simple in concept. The tenant space is located
within the buildings that form the fashion centre in Almere. The concept
is that all of the interiors will be made of recycled materials from the
excess samples in the centre.
It is the intention that all applications are to be assembled and prepared
on-site. With the minimal amount of energy (if any) used during the pro-
cess. All connections are to be lashed or tied, not permanent in nature.
The goal is to exhibit that all products from the fashion centre can be
re-used and saved from being down-cycled to the landfi ll.

This mixed-use project is comprised of various housing types, health
care for seniors, children’s day care, school, gymnasium, cultural centre
and commercial tenant space. The project concept is to provide total
sustainability: both in energy conservation and in social sustainability.
The project is sun oriented and portrays generous overhangs to provide
ample shading in summer months. The passive solar design makes best
use of orientation for the different functions. The handsome warm design
features FSC certifi ed wood.
The building has oversized foundations, which will allow for easy verti-
cal expansion, as needs arise. In addition, due to its organic design
motif, horizontal expansion is also easily achieved without seeming out
of place.
The building energy rating is substantially lower than EPc requirements.
This is due to a strategy of many combined sustainable measures. The
building has in-fl oor heating, with individual controls and a balanced
ventilation system. If properly managed, the occupants control their own
energy usage and will have incentive to reduce usage.

In the school, the various rooms have functions during daytime hours
and different functions in the evenings. Extended use of buildings per-
mits better utilisation of land resources.
Bioclimatic diversity is also featured providing bird houses for swallows,
which keep the mosquito population under control, so that enjoyment of
the adjacent water features are maximised.
SociAl coHeSion
Within this new development, the disadvantaged citizens such as per-
sons with Down syndrome will be encouraged to work in the local super-
market. These actions evoke a greater sense of community pride.

‘le donjon’, GoUdA – WWF pAndA oFFice
The new office building designed for the WWF in Gouda, the Netherlands,
has been designated a ‘Panda office’ on the basis of its calculated
energy efficiency. A building must meet the following requirements
before this quality mark is awarded:
• Energy rating of less than 1.1 (actual value 0.6)
• Solar-panel system delivering at least 1W/m2
(actual value 10W/m2)
• Use of the DuBo (Sustainable Building) Utility Construction package
• Use of sustainable timber bearing the FSC quality mark
• Test of quality by an approved sustainable building inspector,
at the design stage and after construction.
The office building has been built in accordance with the above design
requirements. After completion, the building was tested and approved
by the Ecofys consultancy bureau from Utrecht, acting as advisors to
the WWF.
The Netherlands Institute for Building Biology and Ecology (NIBE) from
Naarden has also calculated the environmental costs for the office with
the aid of the software package GreenCalc v.2.0. This gave an overall
index of 312, which compares very well with the other buildings that
have been evaluated: ‘Le Donjon’ came fourth in the league table of
all projects that have been built and assessed in the Netherlands.
The office was built on a site in a residential neighbourhood dating from
the 1930s. The municipal planning authority stipulated that the new
building should match its environment well. To meet this requirement,
the building was given a robust design to match the period and was
built using bricks that matched those already found in the neighbour-
hood and with typical 1930s detailing – but subtly modified to give it a
modern look. The ‘Le Donjon’ office consists of three modules combined
to form a single architectural unit. All three modules were built in an
identical style.
Bovenstaand programma is gerealiseerd.

ARcAde coRpoRAte identity
KOW Interiors was commissioned to create a new corporate identity for
Arcade. This interior scheme is accomplished with many sustainability
features, none of which incurred extra costs for the client.
The first measure was the materialisation of the logo wall. The corporate
logo relief is made from recycled material: pressed corn. Within the en-
tire space, the floors are either made of bamboo or fully certified Cradle
to Cradle carpet by Interface. These materials have wide design poten-
tial, as the corporate logo will be manufactured into the carpet as well.
The wooden furniture is shaped from the same corner mould, making
manufacturing simple. Simple and elegant. Shipping and storage of the
furniture is made easier as well, as the forms nest into each other.
The chairs are Herman Miller and are also rated as full C2C compliant.

The EcoVilla Foundation based in Amersfoort, the Netherlands, aims to
propagate and help to realise a pleasant, modern life style typifi ed by
an 80% reduction in CO2 emission and independence from fossil fuels.
The EcoVilla project shows that these aims can be achieved today with
the aid of existing sustainable technologies and motivated management,
if we are prepared to make appropriate changes in our behaviour. The
project participants also want to demonstrate that the life style required
to make this possible can in fact be very agreeable, and opens up new
markets in the innovative, sustainable world of tomorrow. EcoVilla is a
co-operative project involving a number of dedicated partners, with KOW
Architecture assuming the responsibility for the spatial design.
The fi rst concrete realisation of the EcoVilla concept, to be built in
the municipality of Diemen just to the east of Amsterdam, includes a
number of different functions such as accommodation, work and recrea-
tion. It will also include a visitors centre. A number of challenging design
problems have to be solved in order to build the EcoVilla. For example,
measures have to be devised to retain water within the building, combat
waste and purify wastewater on the spot. The energy concept involves
achieving an optimum balance between the heat fl ows associated with
the building’s various functions. Wide use is made of house automation
systems (domotics) and other forms of IT to permit smart control of the
energy concept. The complex also includes a greenhouse allowing the
inhabitants to grow much of their own food, which does not require an
external power supply. The EcoVilla as currently envisioned is intended
for urban use. A variant for use in the country is also possible.

Sixty-fi ve sustainable houses, including forty-fi ve fl exible units, have
been designed for the government-sponsored housing development in
Oosterheem, near Zoetermeer. The design of these units involved a high
level of user participation.
Two types of units were designed. One consisted of two or three- storey
terraced housing with an ‘energy roof’ (on which photovoltaic solar pan-
els and solar water-heater panels can be mounted as unifying element).
The other consisted of wider residences built around a central court-
yard. Both types have a basic variant, which can be modifi ed and ex-
panded in many different ways. A wooden framework defi nes the space
where expansion within is possible. This ensures that the housing has
a uniform look while still leaving plenty of room for individual variation.
The materialisation also supports the uniform appearance: the building
materials chosen have a natural look and bright colours are avoided.
The space between the units is kept as open as possible. The occupants
have chosen to have small individual gardens to permit the creation
of a large communal green space, which will be maintained in part by
the occupants themselves. The housing blocks are kept auto free, and
the overall layout of the development has a natural look. The dwellings
are built to permit subsequent implementation of a CO2-neutral regime.
Some units are provided with a heat pump, while facilities are in place
for mounting photovoltaic solar panels and solar water-heater panels
when required with seasonal storage of any excess energy generated.

innovAtion centRe
The Modern Group, one of the largest developers in China, initiated the
renovation of their old building/headquarters with an expansion/addi-
tion of an Innovation Centre. In order to apply state-of-the-art concepts,
the choice was made to build a sustainable and energy neutral building.
In the fi nal design, there is a synergy between the architectural concept
and the ecological concept.
The building is located between existing buildings and a new apartment
complex. The adjacent green area, consisting of fi ve hills, led to the in-
spiration of the design. The Innovation Centre follows along the dynamic
landscape and ends with a large, spatial ‘wave’ that rises out of the
water. The water divides the building and the environment and places
emphasises upon the building’s presence. This mirroring effect in the
water binds the whole together.
The ecological goal is to create a zero-energy building with a comfort-
able and healthy interior climate. The building exhibits the most recent
technologies and can be adapted in the future with newer technolo-
gies. Water is an important theme in Beijing due to its scarcity. Water is
collected, fi ltered and reused, thereby reducing reference use by 80%.
The water fi ltration system has a high enough purifi cation ability, which
makes the water safe to use as drinking water. Situatie Site plan

Yunnan Baiyao (literally ‘Yunnan white powder’) is a traditional Chinese
herbal medicine with well-attested homeostatic, analgesic and other
properties. Its reputation in China is comparable with that of penicillin in
the West. It is claimed that before its discoverer, Qu Huangzhang, came
up with the formulation in 1902, he had explored his home region of
Yunnan Province, south-west China, and tested hundreds of herbs that
grew naturally there. The exact composition is kept a closely guarded se-
cret. Yunnan Baiyao is manufactured by the Yunnan Baiyao Group based
in Kunming, the capital of Yunnan Province, and is now available world-
wide. Though best known for its production of Yunnan Baiyao, the Group
has diversifi ed into a wide range of other activities. The factory and the
surrounding district attracts thousands of visitors every year, drawn by
the fame of this ‘wonder drug’.

The aim of the present project is to design new, sustainable premises
(head offi ces and factory) for the Group that offers the possibility of
further expansion in the future. In view of the high level of public interest,
the design must be both visually attractive and educational. The rede-
veloped site must give a clear refl ection of the philosophy of the Yunnan
Baiyao Group. The main theme of the design was therefore presentation
of the rich fl ora of Yunnan Province on the Yunnan Baiyao campus.
This means that the new company premises must look very different
from a conventional production plant. The site will be converted into a
green oasis, with herb gardens, landscaping and wetlands. It will com-
prise both hilly and fl at areas, and the vegetation cover on the roof of
the buildings will help them to blend into the landscape. Apart from the
green look of the campus, the whole design will be thoroughly green,
i.e. environmentally friendly and sustainable. The vegetation cover of the
roofs will retain rainwater, and wastewater from the site will be purifi ed
in the wetlands. Our design does not waste space, but employs it more
intensively by concentrating the buildings and ‘making double use of the
land’ by stacking one structure on top of another. The effi cient, fl exible
system designed for the production premises leaves plenty of scope for
future expansion.

Sustainable issues:
The main premises for our sustainable master planning strategies are:
1. High quality and attractive green campus.
2. Mixed use, fl exibility and integration of functions :
• High density core areas and low density areas.
• No spread of buildings on the site but a concentration of
production processes.
• Effi cient process management.
• Open space for future development.
• Flexible design of the factory to adapt to future changes.
3. Site Integration and Bio-climatic Design :
• Keep and use the existing landscape where possible.
• Use of local climate conditions (sun, wind and rain).
• Bring water back on the site.
4. Integrated approach to minimize energy use and negative
environmental impact;
• Reduce internal traffi c, noise and air pollution on the site.
• Create a comfortable outdoor climate with water and gardens.
• Avoid heat island effect.
• Design energy effi cient buildings.
• Use of renewable energy.
• Collect rainwater and slow down runoff.
• Integrate retention ponds and other water surface with
the landscape.
• Create a fl owing and self-cleaning water network
5. Design a harmonious ecological landscape
• Integration of park, open space and ecology.
• Develop natural systems in urban areas.
• Promote bio-diversity.
• Showcase of plants and gardens.
• Ontwikkel natuurlijke systemen in stedelijke gebieden. • Promoot biodiversiteit. • Tentoonstelling van planten en tuinen.
