EXECUTIVE SUMMARY

Hope Preserve Commercial, an outparcel offering within the overall 46.5± acre Hope Preserve Development, has created a new epicenter in Lee County for Medical, Retail, and Hospitality end-users. This development includes a Hope Hospice center, an Independent Living Facility, a skilled nursing center and a PACE building that will border a scenic lake and preserve area including a meandering recreational boardwalk.

On the exterior of this unique infill development, 16.7± acres of commercial outparcels front the highly trafficked thoroughfares of Ben C Pratt Six Mile Cypress Pkwy., Metro Pkwy., and Plantation Road.

These premium outparcels are permitted for a variety of uses, including Commercial Retail, Medical and General Office, Hotel, Multi-Family Residential, and a variety of ancillary uses fitting with this underserved submarket of Lee County.

These parcels are pad-ready, filled to grade with road and utility infrastructure in place. Less than one mile from the site, Gulf Coast Regional Medical Center has recently completed a $315± million expansion to include an additional 275 patient beds. By creating a new oasis in the heart of Fort Myers, minutes from local and regional attractions, employment centers, and major interstate thoroughfares, Hope Preserve is the next upscale commercial and retail development, well-positioned for end-users who wish to differentiate their product from the norm.

Data Note:The Traffic Profile displays up to 30 of the closest available traffic counts within the largest radius around your site. The years of the counts in the database range from 2016 to 1963. Over 25% of the counts were taken between 2010 and 2016 and over 77% of the counts were taken between 2000 and 2016. Traffic counts are identified by the street on which they were recorded, along with the distance and direction to the closest cross-street. Distances displayed as 0.00 miles (due to rounding), are closest to the site. A traffic count is defined as the two-way Average Daily Traffic (ADT) that passes that location.Source: ©2016 Kalibrate Technologies
