The Manor HouseA handsome stone farmhouse believed to date from the mid 18th Century, with superb rolling countryside views. The property boasts gardens and paddocks of approximately 6 acres.

The Manor House stands well back from the Helpringham Road and is adjacent to the delightful Grade II Listed St Andrews church. The property is approached from the north by a long driveway with an electric gate and is constructed of mellow local Ancaster stone with mullioned windows throughout, beneath a slate roof. The principal elevation is to the west where there is a magnificent stone portico and the house overlooks a delightful parterre walled garden with lovely views to open countryside.

The accommodation is very well presented and character features include fireplaces, two wood burning stoves, exposed beams and shuttered windows. A central hall gives access to a well proportioned drawing room and separate dining room, each enjoying fine outlooks. There is a cosy snug/study, a fitted kitchen with a Mercury cooker and granite work surfaces, breakfast room with french doors opening onto lawned herbaceous gardens, utility/boot room, a cloakroom, as well as three dry vaulted cellars. The adjoining brick and pantile outbuildings could be converted to provide additional accommodation if required, perhaps a spectacular garden room, to take further advantage from the views (subject to obtaining any required approvals). At first floor level there is a master bedroom with an en suite shower room, dressing room/bedroom five, two further double bedrooms, a family bathroom with Villeroy and Boch and Lefroy Brooks fittings and an additional separate WC. A further bedroom and adjoining room are located on the second floor.

Outside there is ample parking for several vehicles and four garages. The gardens are a particular feature and comprise a superb walled formal garden, productive fruit orchard, lawns, kitchen garden with Gabriel Ash greenhouse, raised beds and a hard tennis court. The paddocks beyond are around four acres in area and offer the possibility of developing a modest equestrian facility if required. The paddocks contain a trough with mains water refill supply and extensive stock and electric fencing.

Both internally and externally The Manor House offers many appealing facets which will appeal to those seeking a rural lifestyle in an attractive period home with the ambience of a small country estate, whilst not too far off the beaten track.
